BALCONIES & PATIOS
A balcony or patio attached to a unit is considered a "limited common area". The unit owner has the exclusive right to use the area, but changes cannot be made without the approval of the Association. In addition, certain other restrictions apply.

Items permanently attached to walls, ceilings, or decks are not permitted.

Items attached to balcony railings (permanently or temporarily) are not permitted.

Seasonal decorations may be permitted according to specific Association guidelines.

Well maintained patio furniture, including outdoor chairs and tables are permitted.

General storage of non-patio related items is not permitted.

Personal decorations, not visible from the exterior or adjacent units, are permitted.

Well maintained freestanding flower planters are permitted.

Charcoal and gas-powered grills (or heaters) are not permitted.

Electric grills and heaters are permitted, but must be stored when not in use.

Clotheslines and air-drying of laundry over furniture or rails are not permitted.

Signs, flags or banners of any kind are not permitted.

Stringed lights and colored light bulbs in exterior light fixtures are not permitted.
- Shades may not be installed on balconies.

Loud speakers, loud music, and other excessive noise are not permitted.

Smoking (or vaping) is permitted as long as it does not create a nuisance to neighbors.

These rules and regulations have been established to protect the health, safety, security, comfort, and financial interests of our owners and all other residents. Noncompliance can result in fines and/or additional consequences.
